Cost drivers
Why two asphalt shingle roofs of the same size can be priced differently.
Removing one old layer is part of the range. Replacing soft or rotten sheathing found underneath is priced on site.
Every valley, dormer, skylight and chimney adds cutting, flashing and waste — a cut-up roof costs more per square than a simple gable.
Premium and designer lines cost more per square than standard architectural shingles, and usually come with longer warranties.
Asphalt Shingle questions
Architectural shingles reach their expected lifespan when the attic is well ventilated, gutters drain and moss is kept off. Wet shade and trapped moisture shorten it.
Only over a single existing layer that is dry and sound — Washington’s residential code rules out an overlay on two or more layers. Some cities also require a permit for it. Most replacements still start with a tear-off, so the crew can inspect and repair the decking.
On shaded, tree-lined lots they help keep dark algae streaks off the roof. They do not stop moss — cutting back branches and keeping valleys and gutters clear does.
